This document is a 10 year projection of Income, Expenses and Capital improvements the UTGCC might experience. The long range planning committee in conjunction with the UTGCC Board has incorporated the below assumptions when creating the plan. The intent of this exercise is to assure we are forecasting HOA dues increases to properly run and maintain the neighborhood to a preferred standard and protect the property values. This document will be reviewed on a yearly basis typically at the end of the calendar year. The first year has actual carry over numbers from the previous year bank accounts, the actual operating budget set for the current year and the expected capital improvements scheduled.
